Real Estate

The Register of Deeds Office records all deeds, mortgages, instruments, and writings authorized by law to be recorded, including certified survey maps, plats, and federal tax liens.  We safely keep and maintain the documents, images of recorded documents, and indexes. 

  • Documents being recorded must meet standard document format per Wisconsin State Statutes 59.43(2m) 
  • Recording fee is $30.00 per document
  • A transfer return receipt (ERETR) from the Wisconsin Department of Revenue is required when recording any conveyances. There is a transfer fee of $3.00 per $1,000 of value, for non-exempt conveyances
  • If paying the recording fee and the transfer fee by check, please make the check payable to the Register of Deeds
  • Documents received after 3:30 pm will be processed on the next business day
  • Statutory fees for document copies are $2.00 for the first page and $1.00 for each additional page, of each document

 

All Ashland County documents are scanned and available on LandShark, our online document ordering system.  You can search our records and purchase copies by setting up a LandShark account.  Access to images from 1860 to the present are available. The documents are indexed back to 1950 and in some books further.  If you would like to search previous to 1950, please use our scanned Ashland County Tract Indexes by clicking on the link below.  You will need to search the documents by Book/Volume and Page when using the indexes.

 

Changes to Deeds

Please Note:  The Register of Deeds office cannot change deeds or draft deeds.  A deed is a legal document. Legal documents such as warranty deeds, quit claim deeds, etc, that convey title from one property owner to a new owner, or change names on a deed are usually drafted by attorneys or title companies.  If you need assistance drafting or interpreting legal documents, please contact a Real Estate Attorney, Title Company, or the State Bar of Wisconsin Lawyer Referral Service. We are unable to provide legal advice.   The Register of Deeds office does not provide services for real estate searches.
